This second-home residential community will be aimed squarely at baby boomers, many of them with primary residences in close proximity such as in Atlanta, which is 2½ hours away.  Andrews, the nearest town, is 20 minutes away from Orchard Mountain on high-quality roads. Nearby amenities and recreation include boating & fishing on Lake Nantahala, hiking on the Appalachian Trail, world-class trout fishing, rafting & kayaking on the Nantahala River (the Nantahala River was the practice course for the 1996 Olympic Games in Atlanta).  State-approved gambling is 50 minutes away on the Cherokee Indian Reservation and The Great Smoky Mountains National Park is contiguous to the North of there.  The Blue Ridge Parkway and the Dragon’s Tail portion of US-129 North of Robbinsville are renowned driving roads for sports car and motorcycle enthusiasts.  This is an area where cabin and vacation rentals flourish and where baby boomers come to play and decompress. They do not have the same requirements as an older, retired demographic which looks more closely at amenities such as healthcare facilities, flatter, lower-elevation terrain and closer proximity to towns.  Murphy, 45 minutes to the west, was 8th in Money Magazine’s “Top Ten Most Desirable Second Home Locations” issue.

 

Lot sizes are 1-2 acres depending on grade, access and soil conditions.  The current market for lots such as these is $60-$125,000 for comparable lots in quality communities.  Land elevations rise from 3,100’ to 4,370’ above sea level.
